What Black Mold Does To The People In Your House

What A Certified Mold Test Actually Involves

One visit, roughly 60 to 90 minutes in an average home. Nothing is opened up, nothing is torn out. You get a written lab report, usually within 48 hours of sampling.

Moisture Mapping

Thermal imaging and moisture meters find the wet materials feeding the growth, including behind walls.

Air Sampling

Calibrated spore-trap samples from the affected rooms, plus an outdoor control sample as a baseline.

Surface Samples

Swab and tape lifts taken from suspect surfaces so the lab can identify exactly which species is present.

Mold Testing FAQ

How do I know if I need a mold test?

If you have noticed a musty odor, visible growth, past water damage, or allergy-like symptoms that ease when you leave the house, a test will tell you what a look around cannot. Testing is also standard before buying a home, at the end of a lease, or after any flood or leak.

Is black mold dangerous to my health?

Certain mold types, especially black mold, can trigger respiratory issues, headaches, skin irritation, and worsen asthma or allergies. Exposure can be especially harmful to children, the elderly, and anyone with a compromised immune system. A test identifies which species is present and at what concentration.

How soon can you test my house?

What is the difference between air and surface testing?

Air sampling measures how many mold spores you are actually breathing and compares that to an outdoor baseline. Surface sampling, by swab or tape lift, identifies exactly what is growing on a specific spot. Most inspections use both, because each answers a different question.

How long until I get my results?

Samples go to an accredited independent laboratory, and reports typically come back within 48 hours of the visit. You receive the species identified, spore counts, the indoor-versus-outdoor comparison and the inspection photographs, in writing.

Do you also remove the mold you find?

No. We test and document only. Because we do no removal work, our report has nothing to sell you, and you can hand it to any contractor for an honest quote. We are happy to explain what the numbers mean and what questions to ask.

Will my homeowner’s insurance or landlord cover it?

It depends on your policy and on what caused the moisture. Either way, an independent lab report is the documentation a carrier, landlord or buyer takes seriously, which is why insurers, attorneys and real estate agents ask for one.
